Howeler + Yoon Architecture
Situated at the boundary between two neighborhoods of Boston, 212 Stuart Street offers a model of residential high-rise that integrates into its historic context through massing and cladding strategies. The project negotiates between the fine-grain residential scale of Bay Village and the monumental buildings along Boston’s High Spine.
The 19-story building meets the sky with a distinctive silhouette, enhancing the composition of the Boston skyline. The building meets the ground in a way that immediately engages the sidewalk and streetscape. While the upper levels contain apartments, the lower levels include townhouses that respond to the intimate scale of the neighborhood.
Precast concrete panels provide a wide range of expressive profiles. Their vertical pattern gives variation to the facade and alters the perception of scale. The building was designed with construction sequencing and assembly logic in mind, resulting in a project where construction itself is part of the concept and the joints between components are clearly legible. The design of 212 Stuart Street exemplifies what we call a “tectonic imagination”―an approach that acknowledges constraints, identifies opportunities within materials and systems, and develops ideas by incorporating these processes into the conceptualization of the project
