B10 Beon-dong Moa Town pilot complex

Beon-dong Moa Town is a pilot site of Seoul’s initiative to expand the Small-Scale Housing Improvement Project. Comprising five Moa Housing units, the town features independent courtyard-type outdoor spaces created through street-facing building arrangements. The existing retained roads between each Moa Housing unit have been repurposed as public pedestrian paths, along which open shared-use facilities have been placed to organically connect the entire town and establish it as a central axis of the local community.

By designating a special architectural district and applying relaxed building regulations through construction agreements between each Moa Housing unit, the project enables diverse street-facing building layouts and a varied height composition of low-, mid-, and high-rise structures. This approach aims to create architectural diversity and a harmonious urban landscape.

The adjacent waterside green space along the Uicheon Stream has been improved with walking paths, rest areas, and exercise facilities. These are actively linked with the outdoor spaces within Moa Housing and the open shared-use facilities, forming a communal environment to be shared and enjoyed by local residents.

Beon-dong Moa Town presents an alternative model for low-rise residential renewal, preserving and refining the historical streets, managing the adjacent natural environment of the Uicheon Stream, and fostering a neighborhood that encourages communication and shared experiences among residents.
